99 Sutton St Redcliffe

Electrical infrastructure built for community housing and sustainable performance

LOCATION: 99 Sutton St, Redcliffe Qld 4020

PROJECT COST: $2,100,000

PROJECT DURATION: 18 Months

  • Complete electrical design and construct
  • Security, access control and CCTV systems
  • 66kW solar installation
  • High-end Unios lighting throughout apartments and shared community areas
  • Temporary construction power using a battery load centre instead of diesel generators

CU2 Electrical was engaged by BHCL to deliver a full design-and-construct electrical solution for a multi-storey apartment development at 99 Sutton Street, Redcliffe. The project was delivered for a community housing provider and designed to support residents on low incomes, including elderly residents and those seeking stable, long-term accommodation.

Given the nature of the development, reliability, safety and long-term performance were critical. The project required careful planning, coordination across multiple trades and the ability to maintain site operations while delivering high-quality outcomes across all residential and shared spaces.

Scope of Works

  • Complete electrical design and construct
  • Security, access control and CCTV systems
  • 66kW solar installation
  • High-end Unios lighting throughout apartments and shared community areas
  • Temporary construction power using a battery load centre instead of diesel generators

Key Challenges

  • Coordinating a full main switchboard shutdown and new metering changeover for all 82 units in a single day
  • Keeping the site operational during the shutdown period
  • Working closely with builders, sheeters and multiple subcontractors on a tightly managed site
  • Meeting strict defect inspection standards across repeated handover stages

Smart Solutions Delivered

Generator-free construction power
CU2 implemented a battery load centre to supply temporary power for the site, including crane and hoist operations. This removed the need for diesel generators, resulting in a quieter, safer site with reduced environmental impact and lower strain on the electricity grid.

Zero-error switchboard changeover
Through detailed planning, staged approvals and extensive pre-testing, the team completed the full shutdown, rewiring and metering installation in one day without a single fault across all 82 units.

Architectural lighting coordination
CU2 worked closely with the builder, sheeters and architects to ensure feature lighting complemented the architectural soffits and community spaces, delivering a clean finish with strong visual impact.

Outcomes

  • One of the lowest defect counts on site across all subcontractors
  • Reliable and future-ready electrical infrastructure
  • Energy-efficient design supported by on-site solar generation
  • Improved safety and sustainability during construction
  • Strong leadership from younger team members stepping up into responsibility

Why This Project Matters

This Redcliffe apartment development demonstrates CU2 Electricals’ capability to deliver complex, large-scale residential projects with precision.
